Crisis management takes on a wholly new level at one of our LPA's..
Patience is appreciated as Government cuts and redundancies are now crippling South Hams District Council Planning Service with decisions being significantly delayed and free pre-application enquiries being suspended for the foreseeable future. Transitional arrangements and fees apply to all current Pre-applications, a process that forms an essential part of Governments 'simplified' policy guidance.

The Local Authority Building Control Technical Update in Torquay raises more interesting issues in terms of new housing performance and energy efficiency. The practice has been ahead of the game for some years with affordable and simple solutions to Governments climate change commitments.

I received a call from a delighted client this morning advising that the company who undertook the Air Pressure Test as part of the Building Regulation compliance process has reported its best ever result for a 250m2 house. Ultra low air leakage equals ultra low heating bills!

Please note the changes to the Building Regulations in terms of insulation levels. We will be back to the elemental approach for walls, floors and roofs as it was in the old days... Clients can register their new house projects in advance of the changes through the LABC scheme to take advantage of the transitional arrangements before the requirements come into force in April 2015.

Possible planning relaxations to assist growth in town centres and rural areas are now out for consultation. These will not apply in Designated Areas such as AONBs or Conservation Areas and will be the subject of prior approval. What this means for barns or agricultural buildings in locations previously described as unsustainable remains to be seen.....read more.

New larger extensions scheme and neighbour consultation comes into force on 30th May 2013 for a period of 3 years. Size limits will double but with prior notification to the Local Authority. To benefit from this scheme, all works must be completed by 30th May 2016 - Please note restrictions apply in designated areas such as AONBs.

Delighted to announce that the practice is now a designated 'Smarter Planning Champion' and meets Government requirements for best practice in online planning and listed building applications. The scheme allows Local Authorities to fastrack client applications through the validation and registration process.

Pleased to report that the latest new house to be completed achieves another highly energy efficient SAP rating - the client advises that 'the house is really warm and the heating is not on yet...' - very welcome following the latest hike in energy prices adding on average another £100+ to annual bills. The house is also 35% quieter than the minimum national regulatory standard.

The practice wins planning consent at appeal for the erection of a single detached dwelling in Kingsbridge for a hardworking local family. This decision overturns previous planning refusals and a dismissed planning appeal with the practice overcoming the core issues of the impact on highways safety and traffic generation.

NEWS FLASH - Fiscal tightening, Listed Buildings and the Budget - as from 1st October 2012 the zero rating of VAT on construction services and materials when altering a listed building will be removed, with significant consequences for those clients undertaking or considering LB projects.
